Home Buyer Checklist

Buying a home is an exciting milestone, but it can also be overwhelming. Use this checklist to stay organized and ensure a smooth home-buying process, from start to finish.

1. Determine Your Budget

  • Get Pre-Approved for a Mortgage: Contact a lender to get pre-approved and determine how much home you can afford.
  • Factor in Additional Costs: Don’t forget to consider closing costs, property taxes, homeowner’s insurance, and maintenance expenses.
  • Set Your Budget: Based on your pre-approval, set a realistic budget that includes all costs associated with homeownership.

2. Choose a Realtor

  • Find an Experienced Local Realtor: Choose a realtor who knows the local market and can guide you through the process.
  • Discuss Your Needs and Preferences: Communicate your desired home features, preferred neighborhoods, and must-have amenities.
  • Review Realtor’s Experience: Make sure your realtor has experience with buyers in your price range and the type of home you’re looking for.

3. Start Your Home Search

  • Make a List of Must-Haves: Create a list of features you absolutely need, such as the number of bedrooms, bathrooms, and location.
  • Explore Neighborhoods: Research potential neighborhoods based on commute times, amenities, schools, safety, and community feel.
  • Use Online Listings: Browse available homes on real estate platforms and share potential properties with your agent.

4. Visit Homes in Person

  • Attend Open Houses: Take the time to attend open houses to get a feel for the home and neighborhood.
  • Schedule Private Showings: Book private showings for homes that catch your eye to get a closer look.
  • Evaluate Condition: Pay attention to the home’s overall condition, including the foundation, roof, plumbing, and electrical systems.

5. Make an Offer

  • Consult with Your Realtor: Once you find the right home, your realtor will help you determine a fair offer based on market conditions and the property’s value.
  • Submit Your Offer: Your realtor will submit the offer, which may include contingencies (like inspections or financing).
  • Be Ready to Negotiate: The seller may counter your offer, and your agent will help you navigate negotiations to get the best deal.

6. Conduct Inspections & Assessments

  • Hire a Home Inspector: Once your offer is accepted, hire a qualified home inspector to assess the property’s condition.
  • Review the Inspection Report: The inspection will highlight any necessary repairs or maintenance. You may ask the seller to address issues or renegotiate the offer.
  • Get an Appraisal: Your lender will order an appraisal to ensure the home’s value matches the offer price.

7. Secure Financing & Finalize Paperwork

  • Complete Loan Application: Finalize your mortgage application with your lender, providing all necessary documentation.
  • Review Loan Estimates: Carefully review your loan estimate to understand your interest rate, monthly payment, and closing costs.
  • Schedule a Closing Date: Once everything is in order, schedule the closing date with your realtor and lender.

8. Prepare for Closing

  • Confirm Closing Costs: Ensure you have funds available for closing costs, which can include the down payment, appraisal fees, and title insurance.
  • Review the Closing Disclosure: Carefully review the closing disclosure document, which outlines your final loan details, fees, and payments.
  • Conduct a Final Walkthrough: Do a final walkthrough of the home before closing to ensure everything is in good condition and there are no surprises.

9. Closing Day

  • Sign Documents: On closing day, you’ll sign all the necessary documents to finalize the purchase.
  • Transfer Funds: Pay your down payment and closing costs as required.
  • Receive the Keys: Once the paperwork is recorded with the county, you’ll receive the keys to your new home!

10. Settle In & Enjoy Your New Home

  • Change the Locks: For security, change the locks and update any security codes.
  • Set Up Utilities: Make sure your utilities (electricity, water, gas, internet, etc.) are set up and activated.
  • Move In: Organize your move and start making your new house feel like home!
